Patna Real Estate- Flat, Plots , Property

Last five years have been really significant for real estate markets in Patna. Although, the city has not seen any significant change barring construction and reconstruction of roads by the State Government. Despite of all the positive reports by the print media the fact is that this city is more of a heaven for illegal village migrants, encroachers and criminals. If you want to buy real estate in your name there are very few places where you can get legitimate papers for your purchase. Most of the properties are not registered with the municipality.
In the heart of the city, places like Boring Road, Exhibition Road and Gandhi Maidan boast rate of Rs. 3000 per sq. ft. to Rs. 5000 per ft... So if you plan to buy property in these areas you will have to get poorer by Rs. 50 lakh for a one thousand sq. ft. flat. Even the areas like Kankarbagh, Bhootnath Road, Rajendra Nagar are also having rates of Rs. 2200 to Rs. 3500 per sq. ft.
If you are a legitimate citizen and want to continue abiding with the law then it is really tough to get the right bargain for your new property in Patna. However, for those who, are shameless and love to flout the law there is ample opportunity in the city. According to popular perception at least half of residential plots that came into existence after 1980 are illegal. Most of these colonies are built on government land Some of the prominent residential areas are in Rajiv Nagar, Bahadurpur Housing Colony, Nalanda Medical College Hospital etc. Houses located in these areas are not having any holding number of municipality.
The biggest example of shameless encroachment exist in the flats of Bahadurpur Housing Colony where almost 95 percent flats have been captured by illegal occupants who haven’t paid a single penny for the flats of HIG, MIG, LIG. The prevalent rate of flats in this area is Rs. 2000 to Rs. 2800 per sq. ft. The present government claims that law and order has improved in last five years but the way these people are illegally living in the government property it doesn’t appear that the law and order has improved in the state. Ironically, there are more than 6000 flats in Bahadurpur Housing Colony but the number of people who paid any money for the flat is not even one thousand. Even out of these one thousand only 25 percent have made full payment for the property.
If you want to get property in Patna you need to use your mind otherwise your hard earned money would be wasted. If you want to have peaceful life at your own home then this city is not the right place as the basic infrastructure has crumbled. Thanks to the short sighted approach of the present government we have got roads which are getting narrower as new footpaths have been built around these roads. Power supply is in absolute shambles and I have no hesitation in claiming that it was much better during the Laloo- Rabri regime. The strategic reporting by print media may make you feel that crime has come down. But if you want to know the status of crime in the state then do concentrate in the internal pages rather than front page. Incidents of Kidnapping, murder and ransom which were published on front page are not covered by the newspapers who have got ample payment from the present government.

Bihar Police Naxal Operation

Naxalites are the biggest menace in the country but don't make a bugbear out of them. Most of these naxals are physically weak, less educated and they have little spirit of fighting against the Indian security forces. But the question is how come they are still existing on the Indian territory. Our forces who have dismantled and defeated hiedeous incursions of Pakistan supported terrorists, emaciated Khalistanis of Sikh terrorism are finding themselves helpless against the least competent fighters (read naxals). What could be the reason?
The reason is obvious and it doesn't require heavy statistical calculation to find. It is the leadership of senior officers which is highly deficient. The success of security forces regarding which we are proud happened under the able leadership of army officers or officers of IPS cadre who joined the services in fifties or sixties. But the failure that was recently more than obvious in the operation of Bihar Police in Lakhisarai happened under the incompetent and coward leadership of Indian Police Officers who are selected through civil services exam.
Frankly speaking nowadays this exam facilitates the entry of shrewd scholars who cram day and night to enter the coveted services. Most of these new age IPS officers would fail to pass the Service Selection Board interviews of NDA, CDS or any other recruitment exam of officers in Indian defence forces. History is testimony to the fact that the quality of brinkmanship required in the officers working in the internal security and border security is same. Then why we are having such kind of contrast in selection process.
Jawans (Personels) of Bihar Police who somehow survived the ordeal of Naxal attack in Lakhisarai were so much dissatisfied with the leadership of SP, their senior officer that they tried to manhandle him. This is not a single example but there are many such incidents that happened in recent past. If the government doesn't change the quality of Indian Police Service offcers, many ugly incident might taint the internal administration of the Republic of India.

Death in CRPF Training Camp

Torture is training , it may sound like phrase from ancient world but the truth is that the same practice continues here in India. According to news release from Allahabad, in one of the most horrid incidents in training camps of paramilitary personals, two new recruits of CRPF lost their life and several others are hospitalized after a training exercise. These Jawans were compelled by their trainers to run in scorching heat The training exercise required to cover distance of 16 Kms in stipulated time. India has got the notorious history of people putting their life at stake for low level jobs and once again the same history was repeated when several new recruits kept running to save their jobs. The question is what sort of society we are living in where people are willing to lose their life to stay in job. Another, question is how come you expect these CRPF jawans to become sensitive to human rights of others when they themselves are under tremendous pressure from their family members and superiors.

Sanskrit in Madarsa Education, Jharkhand

Madarsa Education will get a facelift in the state of Jharkhand. According to the recommendations of Jharkhand Academic Council, Madarsa Schools would be required to provide education in Sanskrit, Oriya and Bangla. However, the secretary of the council has made it very clear that education in these languages are optional and the aim of the council is to provide ample opportunities to students who want to pursue studies in these languages.

Menace of Mobile Towers

Bihar and specially the city of Patna has seen unprecedented increase in the number of mobile towers. Most of the building owners and the tower companies are violating each and every rule in the book. There are unmpteen number of research papers to prove that these towers are highly dangerous for the health of living beings. Despite of that there are building and land owners who are renting their roof and land to mobile tower companies. Most of these towers are situated in densely populated areas in Patna. Right now the total number of towers falling under the rule of Patna Municipality is 380 (according to survey of 2009). The way construction of towers is going on we might see unexpectedly higher number in the new survey. It is right time when the government takes cognizance of the health threat of mobile towers and make codified rules for them.

Danger to Patna Airport - Bihar Gov Steps to Reduce Risk

Patna airport has always been in the news for the wrong reasons. Infact, on many occassions Ministry of Aviation has warned that this airport might be shifted somewhere else because of the obvious problems in landing and take off of the planes. However, Bihar governmnet has initiated its own master plan to make this airport risk free. According to sources, 3700 tree in the Patna zoo would be rooted off as the height of these trees crate problem to the planes which land at the airport. Besides that the tower in the Patna Secretariat would be removed or at least the height of this old monument would be reduced. Bihar Government has also requested the Ministry of Railways to remove the west cabin of Phulwarisarif station. Patna airport is short listed by the DGCA as the 11 riskiest airports in the country.

Nalanda Univerity Bill Passed in Rajya Sabha

The Upper House of the parliament (Rajya Sabha) has passed the Nalanda University Bill 2010. This historic event will mark the starting of reestablishment of the old glory on Nalanda University which was one of the major centers of education in the world in its prime. Sixteen countries from East Asia have pledged their help for the establishment of university. Nobel Prize winner Amartya Sen would head the group of mentors who are supposed to make planning for the university. It is expected that this university will be the first of its kind in Asia. The old university was burnt by Bakhtiyar Khilji a Muslim ruler whose descendants founded the Khilji Dynasty in Delhi.

Government Officer Beats Junior Official in Bihar

K K Jha , Secretary of Human Resource Department of Bihar Government is well known for his confrontations and uprightness. But it seems in his bid to clean up the system he has gone far ahead than required in the present system. Lakshman Ram, a dalit class III employee whom Mr. KK Pathak wanted to teach lessons of honesty and integrity didn't budge and at last the secretary lost his cool.
The Secretary was seen , beating the hapless dalit staff merclessly. Mr. Pathak who has clear edge of physical strength, pulled out Lakshman Ram out of the office chamber, and hit several fisticuffs on him. There is another version of the story that is doing the rounds according to which Lakhman Ram was the first who raised hand against the secretary but later on got the dose of his own medicine from Mr. Pathak. Anyway FIRs have been lodged by both the parties.

Coaching Institute in Patna, Bihar- IIT, Medical Entrance

The industry of coaching in Bihar is growing in leaps and bounds. Even Government in Bihar has passed a law to approve coaching institutes. So much so, that Bihar Government has implemented Coaching Policy to run the coaching institutes across the state in legitimate manner. However, there are scholars who are tired of questioning the purpose of schools, if coaching has become so indispensable for studies. One can find coaching institutes for class I to 12th Standard, IIT JEE Entrance, Medical Entrance etc. in every nook and corner of Patna.
Though coaching policy is implemented, most of the institutes are not following the norms. There are institutes running in small shops where young girls are compelled to study in highly intolerable environment under the gaze of unwanted onlookers in the street. But, thanks to the craziness of parents who think that coaching can help their daughters in getting top ranks which would ultimately lead to marriage with a suitable groom. However, these parents forget that they are putting the present life of their daughters in absolute risk by sending them to coaching institutes where there is not any provision of security and privacy.
As far as boys in these coaching institutes are concerned, they are coerced to work like domestic help of these tutors. They are often seen opening and closing the doors of these institutes, doing cleaning work, moving furniture etc. as if they are full time peon. No need, to elaborate that these coaching institutes are violating all the norms set by the government. There is not any provision of washroom where one can attend to natures call. It is highly shameful to guess about the girl students but boys’ attending to nature’s call is a common sight in the streets of Patna.
Despite of all the obvious reasons to initiate action against these shady institutes, the government is so arrogant to defend its decision of promoting coaching institutes that these thugs of educational system are running their business without any objection. Government is promoting coaching at the cost of normal regular school and college education.

Easy Auto Services Patna

Banglore Based Smart Commuting Services Private Limited is going to launch its Easy Auto Services in Patna from 13 August 2010. In the first stage, 150 multiequipped Autos will start their services in the city. According to the company, the number of Autos would be 1000 by March 2011. BlackBerry - India

Indian government has doubts that militants might misuse the Canadian smartphone maker’s BlackBerry services as security agencies cannot decrypt the messages sent through these services. India authorities have threatened to shut down BlackBerry Services unless Research in Motion provides the mechanism of intercepting data. The country's security establishment took a hardline view on RIM's stand that it does not possess a "master key" to intercept data traffic on BlackBerry, insisting it needs right of entry to encrypted messages in a "readable format."
RIM has said BlackBerry security is based on a system where the customers have their own key and the company has neither a master key nor any to allow RIM or any third party to gain access to crucial corporate data. If the standoff continues we may see exodus of Blackberry from India in next few days.

Dowry Cases Compoundable- Supreme Court

The law commission had recommended twice to make the cases of 498 A (Dowry Case) compoundable. The first such recommedation was made in 1996 in the 154th report of the commission. The same recommendation was repeated in the year 2001. But nothing happend and there are many innocents who are finding themselves in the prison just becacuse they have been accused of dowry offence by the side of brides. On 30th July 2010 supreme court also made the recommendation to make the cases under 498 A compoundable. In the even of dowry offence becoming compoundable the burden on judiciary system will go down and the cases under this offence would be put under the article 320 of Crpc and parties involved in the case would be able to condone each other after negotiation.

How to become College Faculty- Lecturer, Professor

The job of College Teacher in India highly revered and after the recent reforms the salary and perks offered in this job is comparable with the salaries of MNC. In almost all the prominent universities funds are made available to the lecturers/ professors for their research work. Disadvantages of Correspondence Degree MBA, MCA, B Ed

Correspondence Courses offering professional degrees like MBA, B Ed. , MCA have become a real menace in the state of Bihar. Universities especially those from South India, Chhatisgarh, Punjab, Madhya Pradesh have been operating their shady business for more than a decade. As you are reading this article, it clearly means that you have doubts about the merit of getting professional degree through correspondence education. BSEB Toppers- Bihar Board Secondary Examination Board

Recently I got chance to have conversation with one of the toppers of Bihar Secondary Education Board exams. She is a girl from middle class background, her father works in a class three job in government department. Her recent success in the 10+2 Board exams of BSEB has made her famous in the locality and even the local MLA came in her house to felicitate her. I have been doubtful about such cases of success in academics where there is no education infrastructure. It might sound callous but more than often, I have found that these toppers get their marks through cheating, rigging and manipulating the weak examination system. When I met this girl I found that she was hardly able to converse in proper Hindi and when I tried to discuss about educational topics she sounded completely unaware and ignorant.
I am amazed that how can someone get the precious title of topper when he or she is not having the merit of a simple student. This young woman is basking in the fake glory of achievement; my further investigation ratified my doubts about the current examination system in BSEB. The lady in question, appeared in her exams from a centre which is notorious for cheating, in fact the teachers help the students in copying. No doubt, expecting any kind of real intelligence and knowledge from such toppers would be my fault.
My advice to all the people in Bihar, don’t get impressed with these toppers and please don’t encourage your wards to cheat and copy in the exams. True education is more important than the title of topper.

Retirement Age of Doctors in Bihar- 65 years

Technology has been going through drastic changes in last few years and people who are professionals 5 years ago might become useless if they don’t keep abreast with the new trends and changes in their professional field. This is the reason why most of the successful companies rarely carry the burden of their executives beyond the age of 50-55. If you are not the owner of the organization you are working for most likely you will end up leaving the job by the age of 50-55 because of your professional redundancy.
But, it seems that Government of Bihar is not able to understand this simple reasoning that’s why it has enhanced the retirement age of doctors to 65 years. The health infrastructure of the state is completely abysmal and without doubt the doctors working in the government should be blamed for the callous and careless state of hospitals and government clinics in the states. People who should be fired and replaced with young and competent professionals are getting unnecessary extension to plunder the taxpayers money. Quite ironically, just few months back young junior doctors were on strike because the emolument given to them was less than the emolument of peon working in a government department. Don’t forget that more than 80 percent of responsibility of providing services in major hospitals of Bihar rests on the young shoulders of these young junior doctors.

Green Tax - Maharashtra

Maharashtra is all set to levy green tax . Now, non commercial vehicles running on the roads of Maharashtra, which are more than 15 years old and commercial vehicles more than 8 year old will have to pay this tax. However, to implement this rule , the State Government will have to amend the Mumbai Motor Vehicles Tax Act , 1958. This revenue would be used on pollution control, public awareness, strengthening the public transport system and procure better technologies for vehicle certification. The rate of green cess will be 10% of the vehicle tax for heavy vehicle with a load carrying capacity of 7500kg. Lighter vehicles will have to pay 2.5% of their vehicle tax.

Judges Against Swaroop Khan – Indian Idol


Swaroop Khan is one of the singers in the show, Indian Idol 5 . The singer is in the top 5 just because of his original inherent talent is able to enter into top 5. However, judges who selected him gradually have started demoralizing him, especially Anu Mallik. Though he in one of the episodes said that whatever he said was to correct Swaroop Khan, but one can feel from his intonation how he said everything. Again yesterday 2nd August, 2010 he criticized Swaroop Khan . If he is having problem in his sound for that also judges are responsible, because they pressurized him last time that he need to improve a lot. These talent hunt based show has become a good platform for these tinsel town celebrities to make themselves feel that they are the best. The way they targeted Swaroop Khan was just a stunt to publicized the show and gain more TRP. Probably these judges would have rejected Kailash Kher , if he would have participated in Indian Idol. Yesterday the singer who was not able to perform was ShreeRam . Those Songs were one of the hit numbers of great singer Rafi. However, the way Shreeram sang was horrible. It made us feel like we were hearing some hotel / club level singing. Instead of criticizing they were praising him, was amazing.
Indian Idol has not been able to produce any quality singer, who can be at par with any current established singer. The first Indian Idol Abhijeet Sawant is the obvious example, who is currently one of the hosts of the show itself. It is true that he is able to have one successful album and earned money just because of the Indian Idol show.
The real mission of Indian Idol was to give India a quality playback singer. American Idol has always been able to produce good singers, who are dominating their respective field of singing, but the same thing is not applicable in the case of Indian Idol. The creative team of Indian Idol will have to think where they are committing mistake
